yes unless he they are 10ft foundation walls with a high backfill

Todds got a pretty good builder who doesn't believe in skimping or cutting corners. It's gonna be a nice build for sure ............ well at least until we get our hands on it Todd!! lol :eek: ............ jk.

Thanks......... the drawings have a width spec on them but I don't see a thickness........reno guy has it framed with 2x4....... just don't seem right to me.....also asked about rebar......horz and vertical ties for foundation wall to grade beam as well as* existing tie in points........ not allot of detail on the drawings....and the building code is referenced but no really specific..........seems to me* if the foundation isn't being done right what else won't be .Thanks

Any footing or gradebeam needs to be on untouched soil if no piles. If piles, then it doesn't matter. There should be rebar in any footing and gradebeam/basement wall. It's just not done a lot of the time. Now some gradebeams you don't need a footing under some do, it completely depends what it's for.

Parkland county inspections for one are a joke, I would NOT go by what the inspector says, many know nothing about building. I would go by what contractors or the ACTUAL guidelines for the city/county say(found a lot of inspectors don't know the actual guidelines that well). Or even many times, it is a good idea to go above and beyond regulations, I personally have found a lot of stupid things in parkland county that I won't follow building.

I learned today that my homeowners insurance gets upset when you start to build before you let them know. I thought I would wait until the framing stage, but they want to know before you break ground.:rolleyes:

Oh well, it's insured now!!!:d

I am going thru this right now. Will be building this fall, bank requires me too have fire and liabilty ins while i build. Phoned one place and they are out too lunch. I always thought it was 15km from a fire hall and she told me 8 km. Her quote for me for a yr at 2 million liability was $6600 and if i was more than 8 km from fire hall it was $8600.. Will be checking around that's for sure. If anyone has tips or ideas let me know :d:beer:

Ya some things you can't do but it's not that bad.

Looks good Uturn, curious as to why the inside is tarred and the outside doesn't look like it? Never seen that before. I though that the inside wasn't even allowed due to chemicals or something?

I was looking at the same thing a couple days ago. Was trying to put the floor plan together in my head but that sure made me wonder?????

Waterproofed inside and out. Just that little extra protection. Waterproofed to grade on outside and full height inside.

Adding second home to my policy during build was $500.

We found out the hard way too about self build insurance, although $8k plus sounds a bit steep. Ours was $3600 and we ground them down to $2600 for 6 mths only because we had a shop built first and classified the house build as a reno.
I think I'd shop around a bit more...just my 2 cents.

I haven't gone back through all the posts but what is the price of insurance from your mortgage broker? Our "construction insurance" was cheap through the Royal Bank. I'm short on figures but it was well below $1000 and it was definitely cheaper than the yearly insurance when we moved in. The yearly insurance at the time was $600.

Might be worth a try.....

I bought a computer program called FloorPlan 3D and highly recommend it. It's a bit finicky to start, but does a good job of laying everything out from walls, fixtures, windows, doors, cabinets and furniture. Even lets you add lights and switches.

The best part is you can quickly do a 3D render, and walk through your complete house. I have a backgrounfd in drafting, so I can picture how it would turn out, but it was great for my wife to see the 3D views. Our house was a combo of our favorite 3 homes of 75ish houses we looked at over 2 years.

Nice homes here guys, were building with a builder out in ft sask, it's almost locked up now just one big window to go!

I think I'd shop around a bit more...just my 2 cents.

They have me bent over the barrel and they forgot too apply the lube. Phoned a few places, because i am in the country they says thats why it's so much. You have too have a fire hydrant close by. I am 15 km too the nearest fire hall. So if anyone has any good tips i would appreciate it, don't wanna pay them $8600 for construction ins if i don't have too.
