Doing it in parkland county they are kinda bad but the subdivion has no guidelines and is a long way from there office. Not worried. I can get a survey with a weeks notice or less if I'm in a pinch, friends dad owns survey company, already got it set as soon as I get the lot. And the day I close on the lot will be applying for permits. Financing is the only thing holding me back right now :(

Nice RETODD looking good. I see you got earthquake straps. I still laugh when I see them.........I'd really like to know who the smart person was who wanted them in the first place here......

The foundation and framing guys must hate you with all them corners though.....

They are now called "hurricane" straps...we are simply using them to strengthen the bond between the joists and the walls to lessen the axial load on the long walls...cheap but very effective.

Yes...they counted 32 corners :eek::eek::eek:

  • Survey and RPR and Site Plan - 3 to 4 weeks
  • Permits - 4 to 6 weeks

They showed up in my yard the day before the Development Permit was issued to see if I started.:eek:

I submitted my application for the development permit on Sept. 15 2009. After a looooong and arduous bout with the planning department we received our DP Jan 21, 2010 then our Building Permit August 24, 2010...after we started.

good to go now.

I'm hoping to receive the new plot plan today, if so digging next week. Gonna run out of summer pretty quick and cut into sled season.:rant:

What part of Beaumont are you building in? I live in CastleRidge estates, lots going up behind my house.

we just started digging the basment and garage next door to my bosses house for his new rental house we are building, cribbers and concrete will be here tomorrow to form and pour

2000 Sq/ft up, 2000 sq/ft down. walkout basement. 9 ft basement, 9 ft upper on .98 acre in PG. 1250 sq/ft Garage tripple on the front and 50 ft deep on the 2 right bays. side toy garage door at 30 ft mark. 600 sq/ft rental suite with private drive way. Finished the front land scaping but I have another 1/3 of acre of rear yard to tackle. Way to much house. I would like a nice 1300 sq/ft house with a 1300 sq/ft garage... oh well next time.
Guess where the Poker games are played?

it is vinyl. tripple 4 inch. We had planned on Hardie board but that was one of the cuts in the dream big and come back to reality mode. It was $8000 extra to do Hardie so we cut that from the build. we cut back on the Stone on the exterior along with Granite counter tops. We can do the tops later. That cut 30000 out of the build. We still did alot of stone but had more planned. turned out OK for us in the end.

No mountains, but 50' drop from walk out onto river flat, from upper deck can see 3/4 mile of Pembina river, hear rapids on the river on a still night, geese are back so sqwauking is starting already, and view of 200 acres of crop growing through the stages. Also sledding on fields or always having snow on the river when the fields are bare from the door step. Good as it gets for Cherhill area Kula Aug 24 003.jpg
