Ya, it looks spectacular, todd...... Is the garage towards the front? How many stories, just the one? Or does it have a basement?

Triple garage is facing the front street...no alleys in the hood. It is a bungalow with one room on the main floor a guest room in the basement and my daughters room above the garage. Designed around Frank LLoyd Wright's circa 1950's California bungalows...would not have never been able to pull this off if it weren't a good bud whom is a Architect ... he gets full credit for design. Again the 3D mock up is off a bit...I'll post as she goes up.

Got about 1/2 the basement waterproofed yestrday and today. Hopefully finish the other half tomorrow, then on to weeping tile and that big pile of washed rock in the yard!!!

Glad I go back to work next week, I may need the rest!!!!:d

Are you putting on the impermeable membrane that looks like scrabble tiles :confused:

I'd like to see your estimates and your quotes. I don't think you can do materials alone for less than $100/sq ft in the Edmonton area. Our house is nothing fancy, although we do have a lot of windows. We are doing a ton ourselves.

Here is what we are doing:
  1. Rented a bobcat and moved all the topsoil(we had tons of great black dirt)
  2. Waterproofing basement
  3. Weeping tile and washed rock
  4. Backfilling
  5. Prep basement for flatwork
  6. Garage flatwork
  7. Siding Install
  8. Running utilities to house
  9. All electrical, Cat5, and phone
  10. Installing insulation
  11. Vapour barrier
  12. Installing kitchen cabinets (60% we already have)
  13. All trimwork
  14. Painting
  15. Flooring main and basement (stained concrete in basement except bedrooms)

Extra cost we will have

  1. Boiler and hot water heat in floor
  2. Septic tank and field
  3. Garage
  4. Extra windows:d

The trades you listed are the expensive parts of the build. The only major trade I haven't got quotes for yet is the concrete flatwork.

Hope you can stay under $100/sq ft. I have a good construction budget spreadsheet if you don't have one.


Well first off, the lot is around $75k, the house is priced for about $250k-$275k with a builder. So, they are building them for probably $140-160k or less. No fancy program, just everything written down and figured for material and labour. My labour costs are a bit of guessimates but not worried about it. Material is all pricing off what my dad is paying for stuff. I know I have allowed plenty. My estimates were $76k material, $68k labour. Allowing myself $90-100k to build will be just fine I am sure.

It's a 1250 sq/ft 2 story. Very basic starter house, likely only 1.5 baths, no finished basement. No garage. Everything is basic, like laminate flooring, no fancy jogs in the house they add up FAST in cost. 8ft walls, no vaulted or catherdial cielings, no arches, etc.

I have access to a bobcat and dump truck only costs me fuel. Concrete is one of the biggest parts, and I get contractor pricing and I can do every bit myself.

Tar on the snap tie holes inside and out. We are using the DIY roll on waterproofing. Two layers rolled on inside and out. Full height on the inside, and to the backfill level on the outside.

Cyle, not saying you can't do it for under $100/sq ft, but it will be difficult. You have less leverage with the trades for cost and timing and material costs as you are only doing one house.

By your estimates the builders are doing it for $120/sq ft and your estimates for material and labour is $115/sq ft. Your only place to save money is the labor cost which you would need to trim by about $40k to get back to 100k to build.

My goal was $125/sq. ft. and I now know that low.:d It's the little costs that add up fast.

The spreadsheet is just an excel program, nothing fancy, just one I got off the internet.
