Builders and the end consumer are definitely feeling the crunch. Was at the lumber yard yesterday looking at lumber prices. And stamped lumber is a must. Before I can even apply for permits It is mandatory to take a course then write an exam in bc if you plan on building your own house. Even though I have a red seal journeyman carpenter certificate I still require successful completion of the course. That will take 30-45 days. And was through BC housing and was $425

im so glad to be free of the bureaucracy after 45 years of construction I swore I would never darken city hall doorway again and haven’t . The masses complain of housing costs but every step of the way is more expensive from more and more regulations. Now we have the unreal pricing on wood products to screw everyone over.

Good luck with that building permits won't allow non stamped lumber in any buildings in Alberta not sure in BC.

Yeh buddy is building a log home and needs to be stamped . Will have talk to him and see how they do that .
Mentioned you needed logs graded ?

So I can’t mill my own logs in bc for let’s say a timber frame carport?

Ron, do your research and don't rely on here say. I just went through a few things and first of all, the test is 100 questions and they say you have 100 minutes to answer the questions. I didn't find the cost but if you fail, you get a refund of $375 and can take another test quite quickly (they use the COVID excuse quite a bit). Take the engineer stamped plans into the town and make an application. Challenge the exam. The only time that is really involved is the time for the town to approve the plans. I'm betting the cribber could get approval/permit to do the basement quite quickly while do you the other stuff for your exam.

You gotta get the utilities and concrete work done this summer. Pitter, patter, just get atter!!

BTW, it is easier to ask for forgiveness than to ask for permission.

I recently found out the property I'm negotiating on has recently been incorporated into the village. It's not technically for sale so details are limited. (he's old)

Does anyone know if a rural (10 ac. in town) would be subject to these permits ?

It's a cabin

That test is crazy, a guy on youtube has many ranting reviews on how stupid it is. And he says the questions are pointless. They've had so many moisture problems in the lower mainland, it's an obvious attempt at stopping home builders.

Looks like a nice rural cabin would be easiest.

Here is the R1 Zoning rules for Valemount. This would apply to all properties within the Village of Valemount.
That’s hilarious, they basically shape your house to a tee......or you can just slap a mobile on er lol.
id go with the mobile till wood prices are better haha!

Cant put a mobile on most lots. Has to be an area for that. Cant even put a trailer on. I got an idea, Mine will say job site shack, Muster point, etc.

I bought a few sheets of treated plywood yesterday. $100 a sheet for 5/8 and $112 a sheet for 3/4. Those are at a local yard and are typically cheaper than the box stores. Either way, quality on this and the 2x4's I bought were poor at best and I picked through the lifts!!

I bought only a couple 2x6x8 p.t. and the quality was appalling. It took me far too long to dig thru the fresh stack for decent boards.

It's getting to the point where it's worth looking into alternate building methods such as ICF, hollow core, steel studs, insulated panels etc. Wood is expensive and terrible quality right now. Could pay slightly more and have a way better final product.

That's a big reason I'm in no rush at this time. I can get the foundation completed as its ICF footing walls with concrete floor. Get all the plumbing pipes in then cover it for the winter.
Hopefully lumber prices ease off a bit or we get some good quality lumber. I'll stock up over the winter.

They (whoever the **** "they" are) are predicting it will take aprrox a year for lumber prices to level out and come back to "normal"

The trains have been going past here slow enough you could jump on and start tossing timber off

Bought a few boards yesterday. The entrance to the yard at the local Home Hardware is absolutely full of lifts as high as the fork lift will go. I have never seen that much lumber in that yard. Something is going to happen for sure.
