I got a text from Rod W to tell me that all the snow is melted and the lot is ready soon. So kicking myself into gear I contacted the lumberyard on the Logix ICF, well that has gone up 18% since the fall and will be end of April so better get my order in. Up to 8 weeks for pick up, must be pretty busy in Acheson.View attachment 254756
I thought you had all the ICF stuff ordered already and it was ready for delivery?

Building Supplies are going up daily now, can't even get quotes on stuff because they don't know what the price will be tomorrow

Just paid for my shop trusses, they went up 50% in price since January

Just paid for my shop trusses, they went up 50% in price since January
My truss price was $1800 less than last spring, Lumber prices were very high, but that was in the fall when they requoted. Ill check again may have to just order them and have them delivered to the site early. Put on pallets and tarp over. Bought most of my plumbing pipe, wire, electrical panel, heating lines.

All of the increases for trusses have gone on in the last month and a half. I locked it in today because my sales guy said they will likely be going higher yet.
Oftentimes they can build them for you and let them sit in the yard for a while, if they have space

With my health emergency that occurred in January and the continuing recovery I decided to wait till spring before breaking ground and get the entire structure to lock up and insulated by the end of the summer season. Also this is due to material and labour availability. I am still actively purchasing materials. And have in excess of 40k worth of materials. I will order the windows in January and should be right on time to start with no material hiccups. Because I have to build the entire lot up 18-24” I am currently having Fowler deliver tandem loads of sand to the back of the lot.

Update on this. Due to the town suddenly giving the go ahead for other lots in town to put up mobile homes without asking land owners for there input until there in place I have decided to down grade my house. I am just going to put something around 1000 - 1100 sf and keep it simple and cheap. The mobile homes were put up and then are now for sale, at the price there asking good luck. I have invested approximately 28K in to the other project but I don't feel the street warrants the house I was originally planning. I am in the design and planning stage again.

And the saved funds could be directed towards a man cave Grudge...

Big man cave...

Couch,,, chairs,,, sound system...
Work bench,,, tools,,, toys...

Beer fridge,,, freinds and good times...

Life is simple if we keep it simple,,, get too know the nabour folk and party...

50 years and is in mint condition,,, its out lived 2 care takers...

A little ruff on the out side but its practical since it has everything a human requires...

Wood stove,,, oil lamps ,,, no sticking power or gas bill,,, can use all year long,,, and mostly over everything else...

Quiet and peaceful since theres no humans back there...

Dam thing even has a wood plank floor of all things...

This is a first class Palace compared too living in a cave...

Think the town would be sending me some notices, but thanks for the advise.
Am looking at at simple plans though need to run a few by the draftsperson as I still want a patio door out the back (South) as it faces Canoe Mountain and south. Or I sell the lot and buy in fowlerland 2 subdivisions over.

Welcome to BC small town politics. Never stick to a plan and change bylaws randomly without following due process.

The town planner here stated they will change the land use bylaw through out the town to allow up to 4 dwelling units per lot and this will de value existing properties to address the housing affordability issue. No need for public input.

Im moving into the back yard with Imdoo'n and Arff...

We will be the beer crew in the tee-pee with Buffalo painted on the canvas tarp...

I wouldn't be suprized if the whole Snow and Mud ban doesn't end up out there...
