Movers did the whole house in 10hrs....of course there was many hours of packing by the wife and I prior to that....and many more hours of unboxing now....but the heavy lifting was over quick, and more importantly, by someone else. Remember my nice organized garage? Well holy hell is THAT gone now! I spent all day yesterday and most of today running stuff from the old place to here. Well frick!! With no shelves or storage in place I got TWO full garages now! Good thing I sold the sled, there would be nowhere to put it!

I still have boxes of stuff I haven't unpacked.

And I left lots for the new owners.

Would have had to make another trip just for it all.

Nice place and enjoy . If I can may one suggestion as I went a couple years before I bought one.
Buy a small 4x4 tractor . It will something you will use more then anything else.
I have had one of these for 8 years now and couldn't imagine not having one.
Mower, front end loader and three point make it very handy.
I added forks and tiller also and use the forks lots for moving things around .

3 weeks in....wife has the house 80-90% set up....still have pictures to hang. I've learned how to trace wires and install Cat5, phone and coax ends on everything. Spent many evenings getting the detached garage set up. The well is slowly cleaning up (see other thread)...filters only have to be cleaned 1 or 2 times a day instead of 17 times every time the cistern fills....

Looking good, you can definitely justify a compac tractor for you property. Fun and you can pay for a large chunk of it if you do the landscaping yourself.

With allowances for higher end flooring, higher end counters, finished garages, finished basement, appliances, septic, well, some concrete, some gravel....we were at just under 600k. Well went over, septic was under, did the concrete (back patio and slips in front of both garages), did about 3/4 of the driveway, appliances were right on.....we went 605k. I think we did pretty good. (the lot was VERY reasonably priced...even with the well and septic, we couldn't have gotten a large pie lot in Red Deer for what we paid)

Pretty good, considering your 700k estimate. I must have missed it but how big is the lot?

(https://www.snowandmud.com/just-abo...vice-opinions-needed-77299-5.html#post1698217 ) We were uncomfortable with 700k, which prompted this thread, but when we found this other location we realized we could do it for around 600k....which allowed the process to move ahead. Our lot is 1.6 acres.

Ya...we went over by about 7k in the end. I still have about 3 grand to spend on gravel in the spring, then fencing and trees and grass and......

Wow Dave, your place looks fantastic! Love the Colors and the garage (most important room IMO) Is a true man cave. Congratulations! Its definitely a place, anyone would be proud to call home!
