Hate to say this but, the vast population of Alberta are non motorized. So think about that for a second, awhile 20% of the motorized users give us a bad name. Just saying.
And the Calgary show used to have the naughty & nice Taboo show next door. They had all kinds of extensions and plugs for sale, plus all kinds of riding gear too!!! lol

Unfortunately the property is zoned commercial, with the exclusion of one resident. So technically, I need a commercial realtor, as I'm only licensed as residential realtor. Besides that, I thought it was better to mention the sled business on a sledding site.

Well, I tried have y business model to be consist and fair to everyone, regardless of social and monetary status. New parts was full retail and used was half of retail, which was better then picking numbers out of the air. Maybe the next person can fiqure out a better business plan.
The property is located in downtown Dewinton, The lot is .81 of an acre with 2200 sq ft of retail, 2000 sq ft shop and 2200 sq ft of residential. It's zoned commercial with zoning for one resident. I'd like to sell the property with the sled biz, as I'd be here forever purging out sled inventory!!
After 37 years being in the sled biz, I've finally came to the conclusion that I'm burnt out. Just going to focus totally now on my real estate clients and sled more.

Thought I'd throw this out there while winter is still here. Looking at organizing a 3 or 4 vintage oval series with 2 in Alberta and 2 in BC. So my thoughts were for southern Alberta with the Calgary club for example and Revelstoke for southern BC. Would there be any interest for Edmonton area...
