Wouldn’t be a good site if there was a fire on any floor. This would go up like a match book. 60% of the buildings built today experience building envelope failure to to improper construction. Wood rot could be an issue in years to come from
Failures. The engineers may have specs products properly but they don’t supervise the installation and watch every move. There is a list why I would not recommend why these should be no more than 5 story’s.

Scaffolds have all sorts of compensation regulations because of all the failures they have had. I used to know all the heights you could go with the timber sizes... i could look it up i guess. But it is not very high at all for ....large timbers. No where near 18 stories for sure.

Come to think of it they must have made some changes to the code book because you could only build 4 storey wood construction. However i think they increased that....no where near 18 storey though.

I see it say glulam columns so shrinkage will be more consistent. But man i have changed a lot of glulams beams due to failures.

Those condemned apartments in Fort Mac was mostly due to not having wood stiffners in floor joists at end walls?yeah good luck with 18 stories of miss management.

i have framed for 30 years and have seen them go up to the max 5 stories wood and 3 lower Concrete parkade .
i think it looks interesting .
wood has a lot of strength in compression on the end grains. it looks like they removed any wood in cross grain that will compress and shrink. wood gluelams and columns have a natural fire protection. that may sound funny but once they start to burn the wood char will suppress the flames.
i will trust a wood beam over a steel beam any day

I didnt say it was smart lol.
wounder how well it will standup in a earthquake.
every building has a different frequently and wood will flex.
