Sherwood Park Bailey Homes Ltd?

Wife and I are looking at new home builders in Sherwood Park and there are many..... Anyone have any information / expierience with Bailey homes? looks like they build a nice house but anything can be covered up with dryawall and a coat of paint. Anyone have their it would be appreciated.

Never heard of them. Just make sure they are reputable. which warrenty program, Are they CHBA mebers or not. and make sure they have a good spec not cheap. Keep it apples to appples when compareing. you should check out kensington master builders, they build dreamhomes, but have a sub company thing called vitality homes. vitality homes puts all the skilled work that you would find in million dollar homes into starter homes.

I'd be very careful, as said ANYTHING can be covered up and IS on a TON of new homes.

Pretty much all the big ones like reid built, jayman, etc are a joke. I wouldn't wish my worst enemy to have to live in a house they built. I am seriously getting scared to even walk into new homes these days with what i've seen for fear of something collapsing or whatever.

But I will give you one word of advice. Supervise! If you get a home built, be there ALL the time looking over things. Even if you don't know about it the average person can tell a lot of things. Or even hire a inspector you can trust (a LOT of them are bad to), city/county inspectors cannot be counted on whatsoever to make sure anythings right.

I was a drywall Supe for 6 yrs in Edm, and Sh Pk, before moving here to Cowtown 3 yrs ago. I have never heard of Bailey Homes. JMO....check to see who went belly up in the past 2 yrs, and are building under a different name. Also, now with the econmy the way it is. No one is punching a hole to move in, in 90 day's. The builder's are working a little more for the repeat customer again, instead of just sales, sales, sales.

Umm, I am talking about obvious problems anyone with half a brain could point out in a house. And did you miss the part where I said hire a inspector if you don't?

Example. Think this is a problem? I don't think you should have to know concrete to know there is a issue there......Incase you cannot tell, that is a garage floor ontop and clearly there isn't no grounding support it anymore, so new the home wasn't even moved into yet.

yes there are obvious problems that arent problems either.

for example i wasted half a day trying to figure out why the wrong bricks got delivered to site because the owner said they were the wrong color.

well. all the bricks on the pallet were facing in. the face color was correct.

yes ask about obvious problems. chances are the contractor will try and talk his way out of it.

for example. your floor issue. someone should come up with a solution other than the person building the structure as they will try and find a fast way out.

this is why i will never deal in residential. too many loopholes and not enough QC.

DON"T DO IT!
I bought a Bailey Home and have had nothing but problems... with the house, and in particular, the Builder himself. Warranty work has not been completed in over 2 years. It's been a nightmare...

i framed alot of houses in sherwould park, mostley for pacesetter..i never heard of that builder are they new.the quality will be better with companies big enough to keep good trades around dureing slow times,that being said its doesnt mean the builder yr looking at wont build a good house.i wouldnt go with jayman for sure those houses are crappy,not sure if they have changed much sinse 2007
