Sounds like we are going to be needing a builders mortgage, so I'm told variable is all that's available to start.

I did a builders mortgage with ATB a few years ago at a fixed rate. Was a 4 draw mortgage so money and time management is crucial, especially towards the back end when buying all the pretty things.
1st draw after backfilling the foundation, 2nd at lockup, 3rd at vapor barrier and final on occupancy. Last one was a stretch but doable.
