Ya seller has to approve realtor representing both sides. I am selling my place right now and my agent offered $2k off the first $100k if he represents both, yea not happening, if it comes to that it will be cut a lot better deal or they can get their own agent and he looses that half totally. For buying, i've always just went with a brokerage that gives you like 25% of their commission or what not, you might as well. Many realtors suck, but it's the only way to sell a more expensive house, many buyers will only use realtors and many will avoid homes that aren't listed by realtors with full commission. It's fairly busy right now, i've had 6 showing in 7 weeks on market, but a fair bit are just tire kickers or can't afford it. Only 2 have actually been serious buyers.
