Farmers and Land Rental agreements

Not sure what my parents are renting the land out for, 2 neighbours are cash renting it. I have heard $55 is going rate south of Lloydminster area. Land is has been selling this fall just below $500,000 a quarter thou! Was in Illinois last summer, typical rent is $600 an acre, selling for $12,000 an acre. Yes you read that right.

Well we share the same back yard and land rent south of Lloyd is more than that and land isnt selling for that much. One quarter in a religous pissin match sold for 475000 but thats 100000 more than normal.

Same here, since october 15th they bought 60million worth, what a piss of, 250 to 350 a quater... Farming will never be the same, huts need to be governed real quick, or it might be to late allready

The local rm is trying to put some regulation in to give the averaged farmer a chance

We got the Hutts buying up everyuthing this way.

The thing is your neighbours sold to them.

I once had somebody say to me if your can't buy from your neighbour than who the f@#& are you. Sometimes it good to maintain fences and play nicely in the play ground. I understand that sometimes the all mighty dollar is all they look at but I still feel that the true farmer knows the real truth in productivity and I like to think that I can bring an honest dollar to both parties if they will just listen to reason. A Hut don't care if he can make it work. They answer to one guy at the top to old to know any better.

In our area land does not sell, maybe a quater or two every few years to a Neibor, but that's it, we have gas wells and that seams to be the glue force, in our immediate ten mile circle the huts tried to buy in but know one bit, and that is great, then ended up buying some of the poorer land and guys that were still in the old 50/50 mode or just switched to continues mode

as for our closest neibors, most of us are all young guys and seam to get along fairly well and keep our noses clean, there could be a few snakes in the bunch

overall the moral of the local farmers really dropped along with crop prices

They are paying more than that here now Fred. Just bought some a couple miles south of me for 400,000/quarter. The Turin colony just bought 900 acres of irrigation for 640,000/quarter plus $900 irrigation rights/acre. They are desperate for more land as they are splitting off. We are fawking surrounded....

More regulation is never the answer. People are getting very greedy. East of Maple Creek there have been 2 lands deals in the last 6 months. The first stuff went for 125k/quarter. The same guy that purchased that, paid 160/quarter not 6 months later, for land that is no better then the last stuff. Prior to that, land was 80k/quarter.
Until people go back to being content, its just going to get worse.

A neighbour of mine who knows the Hutts quite well said they are paying for all this land with there chickens and fresh produce. Free labor and tons of it and they grow all there own food and sell lots of surplus. No personal expenses to speak of and lots of chickens and eggs to sell at market prices and it become alot easier to buy extra land. I don't think alot of us are prepared to go to that lifestyle again and we are being left by the wayside.

Well it is selling for that, non religious farmer paided $465,000. Yep the religious farm is paying too much. Seed farm near Rivercourse was paying $85 an acre for rent, but rented to guy I work with for $55 an acre. As land owner was tired of there farmering practices.

They've done the same thing in supply managed markets. They're not paying for land with chickens and eggs , as the quota prices are a worse pay back than land. We bought in at $8 per bird, it's now at $200. They can pay a lot more when it doesn't matter if its paid for in 100-200 yrs. great if you're selling, not if you want to expand.

Are we talking big commercial operations or farmer markets and door to door? They have those 2 markets locked up imo.

Interesting, I had not heard of any other land selling that high but than the religious farmer deal. I know the seed farm you speak of. I don't like there practices and can only hope they get exposed for what the really are.....greedy.

Most do both, and they require quota to do farmers markets and door to door. Unless they do very very small numbers.

As for the hutts buying land, there should be
conditions that the local farmers have so much time to buy the same land they are about to buy, for the same price they offered, this would allow you to buy the land adjacent to you, rather than ever seeing them as neibors...

The only reason I see that colony's have the advantage is the terms the banks are giving them, on this last deal they somehow got prime plus .5percent and 60 year morgage, with a buyout or payment to principal every year... Normal farmer cannot get those terms

Too many people confuse the word "greedy" with "successful."
Greedy or successful farmers should be thinking of there smaller neighbour as well. That is land that someday will change hands and they may get a shot at it. Hutterite land will never come up for sale again. It is gone forever.

Thing about the Huts is they work together,, kinda like the Arabs and Chinese.... there is strength in numbers. Pretty hard for 1guy to compete with 100.... My family has been farming east of RD for 100years. Family farms are going extinct....

I agree. I definately have not pushed my son into farming. The way things are going with land prices, input costs, fluctating grain prices and no chance to expand I will be out in 5 years and someone else can worry about it. I won't be selling to the Hutts though.
