Yup had the same issue last year, there was a crack in the underside of the y pipe where it comes together, did not see it till I removed and examined. Also when using a hi temp sealant, check to make sure it is oil resistant, when I used 1 product on the donut, it eventually leaked.

$250 for wind screens (think i don't need these anymore,way too expensive on each rollover)

You will not be disapointed with an ICF foundation, various different brands out there to look at. Pro's....one time deal once set up and pured, no frost wall framing insulation to do, easy to wire. Don't look at the initial cost as being a con, sure it's more upfront, but well worth the money...
