Not exactly a new build, but just wrapping up a complete exterior remake of my house in Calgary. Did the interior 5 years ago and the siding was needing a face lift so this year we did windows, doors, a complete new deck with railings, new premium siding, soffit, fascia, eaves and now I'm finishing off the fence with new paint. Here's a few pics of the before, and the after.

Still got a little fascia and trough to complete but it's getting close to 100% now. Looks completely different, but love the new look...of an old house.

The alarm system was wired in yesterday.:d

Nice nice. Meeting with broker on monday to finalize financing, hoping to put a offer in on lot this week!! Got my eye on 3 will see who needs to sell them badly :d

With any luck, hope to be in the ground first of october before it gets to cold, but mid october might be more realistic.

Got my plans picked out, 1050 sq/ft bungalow. Nice and basic so it doesn't take me 10 years to build :d

cyle you might not make your goal of digging by october, permits and all that take alot of time to go through, my boss is building a new house next door to us and he submitted his permits in april and didnt get the okay till august 9th

Gas line buried yesterday...
Plumbers should be in the basement tomorrow to finish inside weeping tile and sewer pipes.

Nice RETODD looking good. I see you got earthquake straps. I still laugh when I see them.........I'd really like to know who the smart person was who wanted them in the first place here......

The foundation and framing guys must hate you with all them corners though.....

People wait for permits to build since when? :p I'm not worried it's the slow time of year and if it's not quite done as long as i'm sure there won't be any issues i'll just start building. Doing the foundation and framing all by myself, I need all the time I can get before winter.

Know one guy who started building with only a development permit no building permit, submitted 2 house plans and told them he didn't know which yet but already started building. Ended up 1 meter to close to property line, because he built the house that didn't meet guidelines. Parkland county gave up on doing anything to them and just let him be, and the neighbor he built to close to was pissed.

So it doesn't worry me much considering I won't have anything like that, not much they can say especially in the area it is there is pretty much no guidelines.

how come houses here kinda get build backwards ???

what will happen with ure basement floor ?
if u make concrete walls why not doing a concrete floor between basement and 1st floor ???

sorry but i just dont understand why everything new is still (sorry) the old wood style build and later on most people complain about noise when someone walks upstairs and ure sitting in the basement

  • Survey and RPR and Site Plan - 3 to 4 weeks
  • Permits - 4 to 6 weeks

They showed up in my yard the day before the Development Permit was issued to see if I started.:eek:

Town of Beaumont told me to have permits in place before framing inspection. No problem to get started on the basement as long as the application and of course the cheque are submitted. Difference may be that architectural controls does a pre-approval before permit application so the town just has to review and collect funds for issue of permit.

Strathcona County are sticklers for following the rules. Wish I could have done it that way, I would have missed monsoon season and been working on the inside now.

Have you got started yet?

I'm hoping to receive the new plot plan today, if so digging next week. Gonna run out of summer pretty quick and cut into sled season.:rant:
