Framing costs

I'm sure there must be at least a few framers out there. I'm starting a house this spring and it's been a few years since I've built. Anyone know what the approx. costs are to frame a custom 1 1/2 storey house these days?
The job is in the Lac Ste. Anne area if that makes a difference.

I would talk to Darrol Szuatner, he live's out near there, does great work and I'm sure would give you good rates. He's also about the fastest framer out there. I'll PM you his number.

Lots of things to consider in the framing price such as roof pitch, slopeing ceilings, Wall heights, attatched garages and bonus rooms. Around here framing might go at $8.00 to $10.00 per sq. ft.

7.00 to lock up.Plus 9"walls+500,and then extra's including decks,vaults and all back framing.

Ok now this is getting freaking riddiculous anyone would be lucky to break 10 bucks a sqft right now. Even then its hard up to get 6 bucks a sqft from some builders those guys who are charging and getting 20 to 25 a sqft i want name and numbers so i can join in the r&%e and pillage. Ive been meeting with home builders all week in Edmonton, Ft Mcmurray, Cowtown and Red Deer and their rates are no where near 10 buck a sqft. And if your a home owner getting quoted that i would like to see prints.

20-25 sq/ft would just be stupid, there is not a CHANCE your paying that in calgary, maybe for extremely fancy houses, but it is not anywhere near that for basic stuff. You'd have a million people framing for that kind of money. I think the problem with framing prices is, it's not like electrical, gasfitting, etc where builders MUST have people ticketed, you don't need any ticket to frame, I mean many are but it's not a must like so many other things in houses, so it is so easy for anyone to be a framer. But also builders will make you cut your price down, and take whoever is cheapest. Not to mention many will get prices, but if they are out of line just frame it themselves whether it is a house or garage.

Building prices have really come down from 2 years ago, which makes me happy because i'm building soon. I figured framing would be stupid pricy and i'd have to do it myself, but with what I am figuring probably isn't even worth my time.

that was from 2 years ago, and that's what i was quoted for my place! not the absolute biggest place on earth, but big enough. all chronicled here in my house building thread! needless to say, i figured out a much cheaper way to get it done. i was quoted around $70-75 G's for my place for framing

That is insane, not sure how far away you are from where most people are based out of, but that can really effect the prices if it's a long drive out there. I followed your thread quite a bit nice place, but really not crazy to frame, being a 1 1/2 story it's a bit more work, but anyone trying to charge that much to frame is crazy. Is that including material atleast? I know prices on floor and roof trusses dropped about 50% from 2 years ago....But I can't believe how cheap lumber is. It is NOTHING compared to any other costs.

that was just labour. i ended up getting all the walls prefabbed and shipped out. still cost me $15000 to have a buddy put it together

sounds like the same size and structue as mine!!!!!!!! how long did they figure to frame it all in??????????????

That is insane. I know there is a lot of work to it as me my dad and bro framed a 2200 sq/ft bungalow ourselves. It takes forever, but thing is, framing prices were stupid then. Yea it was a knightmare to frame, almost 30 corners in the foundation including 28x32 garage....But framers aren't worth that kind of money. I mean how much do most make $30-35/hr max? And they aren't busy right now.

But the thing i've learned building the house and getting prices on everything, if it's an expensive house, people charge more. For the sprinkler quote we were flat out told it is a percentage of the house value. I mean WTF does it matter with sprinklers how fancy of house, such BS. $10,000 to install $3000 worth of material, for 2 guys 2 days if they are slow. And you need NOTHING for tools.

When I build my house the ONLY trades that are a must is someone to hook up the gas and furnace (don't have to for furance but might as well), I can do ANYTHING else I want. So whatever trades have good prices I will get I will do the rest myself. Plumbing is no issue, and as long as you only got 150 AMP you can pull electrical permit yourself. I know when it is a good price and a guy making a decent dollar and someone trying to take you for a ride.....

I agree 100% there's no way!!!

Back framing is towel blocks, railing backings, arches, fireplace details, drop ceilings etc. stuff like that

also i should add that was the quote for doing all framing, stairs, getting the floors down, trusses in and roof sheeted. don't know if that makes a difference or not

Na that's what any quote is. Your house is definatly difference then most with the massive garage walls, but also since no basement very little subfloor. That framing quote you got is downright stupid.
